SUMMARY:

Would you consider yourself handy? Do you generally enjoy fixing things? Have some experience in building maintenance and mechanical systems? Then 240 Park, our new luxury apartment community, could use your help! 240 Park Avenue is currently seeking a Maintenance Technician to assist with the day-to-day maintenance operations by performing inspections, preventative maintenance, general repair, and service coordination. MV Ventures is a growing real estate developer, and as the portfolio expands, so too will the expectations and future opportunities for this position.

 

ROLES AND RESPONSIBILITIES:

· Conduct routine property inspections, general building and grounds repairs, and other property maintenance projects as needed.

· Perform periodic preventative maintenance on equipment throughout the property.

· Promptly respond to work order requests, coordinating with residents and vendors.

· Track, schedule, and maintain upcoming apartment turnover with internal staff and external vendors, as well as apartment vacancy, ensuring property is always in show-ready condition.

· Assist with the development, implementation and management of the property maintenance program – including budgets, supply inventory, SOPs, training, and safety.

· Work with the Caretakers to perfume periodic and special cleaning projects.

· Assist with on-call and emergency requests as needed.
 

QUALIFICATIONS:

EXPERIENCE AND EDUCATION:

· At least one (1) year of experience in maintenance, general repair, construction or HVAC field.

· CPO and HVAC certifications desired, and/or experience with boilers, plumbing, low voltage electrical, carpentry, appliances and pools.

· Preferred experience in multi-family housing.

 

TECHNICAL KNOWLEDGE:

· Basic understanding of all local, state and federal laws, building code and OSHA regulations.

· Basic understanding of maintenance equipment, machines, tools and cleaning chemicals.

· Comfortability and experience using Microsoft Office suite, Computerized Maintenance Management Systems (CMMS) and Building Automation Systems (BAS)

· Maintain confidentiality and discretion with regard to sensitive proprietary and confidential information of company, residents, tenants, and customers.

 

PHYSICAL DEMANDS:

Must be able to lift, push, pull and/or move up to 30 lbs. Will be on your feet and mobile frequently, both inside and outside of buildings.
